Invest at Tellapur for high returns: Aliens Group

Tellapur has become one of the most lucrative investment options for prospective buyers, says Aliens Group. Tellapur is only an hour and a quarter away from Hyderabad. Aliens Group is one of the top-notch developers of Hyderabad and is optimistic about investments at Tellapur. The Group believes that the property prices at the district are likely to get a further boost once the second phase of Multi Modal Transport System (MMTS) is completed.

The MMTS is the suburban railway in Hyderabad which is being built in joint partnership between the government of Telangana and the South Central Railway. The first phase of MMTS covered a distance of 43 km and has connected Secunderabad, Nampally, Dabirpura, Malkapet, Hitech City and Lingampally. In the second phase it will link Lingampally with Tellapur. The distance between Tellapur and Lingampally is 8 km. MMTS is in close proximity to the Mumbai Highway and a radial road connecting the Outer Radial Road (ORR) is also being planned. Aliens Group believes that this is going to add value for young professionals who need easy access to both domestic and international airports.

Tellapur is now being urbanized fast and its close proximity to the hubs of Information Technology such as Madhapur and Gachibowli has earned it an edge. Tellapur is also close to the Hyderabad Central University and the Bharat Heavy Electrics Ltd Township. Research has shown an ascent in property rises in Tellapur from 2012 to 2013. Aliens Group believes that owing to these factors, the return on investments are going to be lucrative as interest in the area is being shown by many developers.

The spokesperson for Aliens Group said, “Tellapur is receiving interest from both end users. Buyers buying homes are attracted owing to its proximity to work, schools, hospitals and other aspects of social infrastructure and investors are keen also owing to the same factors but because these will translate to higher returns. Aliens Group’s project Aliens Space Station I is also situated at Tellapur and has received great interest from buyers as well as investors.”

The governments of Telangana and Andhra Pradesh are granting special development packages and under the Andhra Pradesh Reorganization Act 2014, the Centre has decided to grant a 15% additional depreciation on new plant and machinery in the first year of installation, for manufacturing industries which are set up in backward areas, besides other concessions.
